Tenant FAQs
Answers to your common questions
-
Can you hold a place before I apply?
No. Properties are rented on a first-come, first-served basis once a completed application and required fees are submitted. We encourage you to apply quickly to secure a rental. -
Do I need to pay first and last month’s rent along with the security deposit?
Move-in costs vary. Typically, tenants pay the first month’s rent plus a security deposit. Some properties may also require last month’s rent. -
How old do you have to be to apply?
Applicants must be at least 18 years old or the legal age to enter into a binding lease. -
Is the deposit refundable?
Yes. Security deposits are refundable, provided you meet all lease terms and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, damages, or cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a property?
Applications can usually be submitted online or in person. You’ll need to complete the application, pay the application fee, and provide documentation such as proof of income and identification. -
How do I pay rent?
Rent can typically be paid online through the tenant portal, by automatic bank transfer, or with a check/money order, depending on the property. -
What if I want to get a pet?
Check your lease first and contact management before getting a pet. Some properties allow pets with an additional deposit or monthly pet rent, while others may restrict them. -
What if I want to move out but my roommate wants to stay?
All tenants are responsible for the lease. If one roommate wishes to stay, they may need to qualify on their own or work with management to approve a replacement tenant. -
What if my lease is expiring and I want to move out?
Most leases require written notice before moving. Check your lease for the required notice period and submit your intent to vacate in writing by the deadline. -
Who is responsible for paying for repairs and maintenance?
Management handles routine maintenance and repairs. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal or approved communication channel.
